The Director of Strategic Asset Resolution is responsible for maximizing value and protecting capital across Greystone’s real estate portfolio, with particular focus on underperforming, distressed, workout, and opportunistic situations.
The role extends beyond traditional asset management. This individual will be responsible for turning around challenged assets, identifying opportunities to create value within existing properties, and evaluating new real estate opportunities brought to Greystone. These may include distressed investments, development or redevelopment opportunities, recapitalizations, repositioning's, and other complex situations.
The successful candidate will be an entrepreneurial, driven and creative real estate executive and proven deal maker. They must be able to quickly assess an opportunity, understand the underlying real estate and capital structure, identify creative ways to create value, and drive a strategy from evaluation through execution.
Key Responsibilities
Asset Strategy & Value Creation
- Lead Special Situations asset management across Greystone’s real estate portfolio.
- Identify challenged assets early and develop strategies to improve performance, restructure, recapitalize, reposition, sell, or otherwise maximize value.
- Identify opportunities within existing properties for development, redevelopment, repositioning, or other value creation.
- Develop and execute creative turnaround strategies through operational improvements, leasing, capital investment, development, changes in use, financing, or other solutions.
- Maintain clear accountability for asset-level strategy, performance, capital needs, and results.
New Opportunities & Deal Making
- Evaluate new real estate opportunities brought to Greystone, including distressed investments, development and redevelopment opportunities, recapitalizations, and other special situations.
- Assess the real estate, business plan, capital requirements, risks, potential returns, and alternative transaction structures and recommend whether and how Greystone should pursue an opportunity.
- Operate as a deal maker, creatively structuring transactions involving debt, equity, joint ventures, development partners, new capital, or other solutions.
- Drive selected opportunities from initial evaluation through structuring, negotiation, approval, and execution.
Workouts & Financial Engineering
- Lead complex workouts, restructurings, and recapitalizations from strategy through resolution.
- Negotiate with lenders, special servicers, JV partners, investors, borrowers, guarantors, and other stakeholders.
- Financially engineer complex real estate situations, including restructuring debt, preferred equity, JV equity, guarantees, and other elements of the capital stack.
- Develop multiple paths to resolution and determine when additional capital is warranted versus when an exit better protects value.
- Present senior management and investment committees with clear recommendations regarding strategy, risk, capital, and expected outcomes.
Qualifications & Experience
- Ideally 15+ years of commercial real estate experience in asset management, principal investing, development, special situations, restructuring, workouts, or related disciplines.
- Proven track record creatively turning around troubled or underperforming real estate assets.
- Demonstrated ability to evaluate complex real estate opportunities and identify development, redevelopment, repositioning, or other value-creation potential.
- Strong financial engineering and recapitalization experience, including complex real estate capital structures.
- Significant workout and negotiation experience with lenders, special servicers, investors, partners, and other sophisticated counterparties.
- Proven deal maker with the ability to structure, negotiate, and execute complex transactions.
- Deep understanding of real estate operations, development economics, debt and equity structures, valuation, and capital allocation.
- Strong judgment, financial and analytical skills, executive presence, and ability to communicate effectively with senior management and investment committees.
- Entrepreneurial, driven, creative, decisive, commercially minded, and highly accountable.
Greystone offers a competitive base salary and bonus. The base salary range for this position is $200,000 to $250,000/year. The specific compensation that will be offered is based on an understanding of the hired candidates' qualifications at the time of hire. Employees are eligible for a discretionary bonus based on employee work performance reviewed during the annual review process.
