We are seeking an Associate to join the Capital Projects team in Atlanta, GA. In this role, you will manage capital improvement projects across our logistics portfolio, with a focus on project execution, budgeting, construction management and portfolio-wide capital planning and reporting.
Capital Projects encompass a broad range of investments in existing assets, including building and site improvements, major repairs and replacements, tenant improvements, make-ready projects and other value-creation initiatives. The Associate will work closely with Capital Projects Managers and cross-functional teams to scope, budget, bid, execute and monitor projects while helping maintain a consistent and accurate view of capital activity across the portfolio.
The Associate will report directly to the SVP, Head of Capital Projects and work closely with Capital Projects, Asset Management, FP&A, Dispositions, Property Accounting, regional teams, property managers, consultants and contractors.
Role & Responsibilities:
- Manage capital improvement projects across newly constructed and existing logistics assets, including tenant improvements, make-ready projects, major repairs, renovations and large-scale capex initiatives
- Lead projects from initial scoping through completion, including budgeting, design coordination, permitting, sourcing, bidding, contracting, consultant and contractor selection, construction oversight and project closeout
- Lead consultants, contractors and other project partners to execute capital projects in accordance with approved scope, budget, schedule and quality standards
- Oversee project costs, schedules, quality and construction progress, proactively identifying and resolving issues that could impact delivery
- Build and maintain strong relationships with property managers, architects, engineers, consultants, contractors and vendors, and source design and construction services as needed
- Manage make-ready and renovation projects following lease expirations or terminations, including scope development, budgeting, bidding, permitting and execution
- Develop and maintain a rolling five-year Capital Improvement Execution Plan for the logistics portfolio and identify opportunities to achieve capital savings through volume pricing and bundled project execution
- Participate in acquisition and disposition diligence, including defining scope, pricing required capital work and identifying remaining capital requirements
- Manage leasing RFP responses by developing project scopes, budgets and schedules
- Track and report on the progress and completion of budgeted and unbudgeted capital projects, including quarterly and ad-hoc budget-to-actual reporting
- Manage vendor payment applications, invoices and cost tracking in coordination with Property Accounting, Procurement and internal teams
- Provide feedback to Development, Asset Management and Capital Projects leadership based on portfolio and project experience
- Adapt to ambiguity, navigate complex situations, drive results with accountability and serve as a leader and mentor to colleagues across varying experience levels
- Travel as required to support project meetings, site visits and portfolio needs
Your Qualifications:
- Bachelor’s degree in real estate, construction management, engineering, architecture, business or a related field
- 4–7 years of experience in construction management, capital projects, property management, asset management, development or design
- Proven experience in commercial real estate, design, engineering, construction and project completion
- Strong knowledge of renovations, rehabs, tenant improvements, make-ready projects and value-creation opportunities
- Demonstrated ability to manage internal teams and external consultants and contractors
- Excellent oral and written communication skills with the ability to present clear, concise work product
- Strong problem-solving skills with a proactive, forward-thinking mindset
- High level of self-motivation, engagement and professionalism
- Collaborative, low-ego team player with a hands-on approach
- Highly organized, patient and strategically oriented
- Ability to defend recommendations clearly and thoughtfully in a non-authoritative environment
- Industrial/logistics real estate experience is a plus
- Proficiency with project management and business tools, including Excel, Word, PowerPoint, MS Project, Bluebeam, AutoCAD/ACAD, Google Earth, Adobe Acrobat and Yardi
- Ability and willingness to travel frequently for project meetings, site visits and other portfolio needs
