Pay: $38/HR+ DOE
The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on the applicant’s experience, skills, abilities, geographic location, and alignment with market data.

BASIC FUNCTION:

  • Ensuring the electrical, mechanical, HVAC, Plumbing and other system aspects of a building, or group of buildings are performed effectively and efficiently.
  • Expected to handle a wide range of operational and support-related tasks.
  • Able to work independently with little or no supervision and to exercise good judgment.
  • Strong communication, administrative, and organizational skills.
  • Ability to maintain a balance among multiple priorities.
  • Anticipate business needs and deliver on key metrics within defined timelines.

MAJOR DUTIES AND RESPONSIBILITIES:

  • Perform preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds.
  • Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
  • Perform assigned repairs, emergency, and preventive maintenance and monitor the building operations and performance. Complete maintenance and repair records as required.
  • Perform other duties as assigned.
  • Respond quickly to emergency situations, summoning additional assistance as needed.
  • Participates in training directed at increasing maintenance and other job-related skills.
  • Returns all work areas to a clean, neat, orderly, and safe condition.
  • Learn, understand, and comply with fire, safety, and other emergency practices. Informs supervisor of any condition observed to be unsafe.
  • Maintain maintenance inventory and requisition parts and supplies as needed.
  • Identify, locate, and operate all shut-off valves for equipment and all utility shut-offs for buildings.

  • Take the lead to troubleshoot and repair of buildings and installed systems to include, but not limited to plumbing systems, kitchen equipment, roofs, drains, and HVAC.
  • Maintain the building lighting system, including element and ballast repairs or replacements.

POSITION REQUIREMENTS:

  • High school diploma or general education degree (GED).
  • Minimum of ­­­­­3-4 years of related experience and/or trade school training or equivalent combination of education and experience.
  • General Knowledge in servicing Mechanical, Electrical, HVAC and Plumbing
  • Display professional level expertise in at least three of the following areas with basic skills in the remaining: air conditioning and refrigeration, electrical, plumbing, carpentry and finish skills, mechanical, general building management, pneumatic/electronic systems and controls, and/or energy conservation.
  • Appropriate license/permit for trade as may be required, i.e., Journeyman or Master Electrician License or City Licenses, such as Refrigeration Certificate of Fitness
  • Must be able to understand, analyze and seek solutions to the design, operation, maintenance, performance or repair of equipment and their components
  • Ability to read and understand blueprints and drawings
  • Knowledgeable in energy management systems, techniques, and operations.
  • Basic skills with Microsoft Office Outlook, Word, and Excel.
  • Must understand HVAC, electrical and building automation systems.
  • Ability to understand and give general instructions in standard situations.
  • Operate and use necessary manual and power-driven tools.
  • Strong organizational and analytical skills.
  • Strong customer service orientation.
  • May require shift work, overtime and/or on call duties.
  • Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
  • May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments).
  • Climb ladders and stairs.
